Properties priced right, sell very quickly here. If you are serious and ready to buy, talk to a lender and get preapproved for a mortgage. Lender pre-approval letters or some sort of proof of funds, when making a cash offer, are typically required when presenting offers in this area. How Much Do My Buyer's Agent Services Cost?

One of the most common questions I get is about the cost of my buyer's agent services. It's important to remember that commission is negotiable in real estate. Typically, sellers offer some form of commission when listing a property, which often covers compensation for both the listing agent and the buyer's agent. In these cases, buyers do not pay any additional commission to me.

If you hire me as your Buyer's Agent and we explore For Sale By Owner properties or listings where the seller opts not to pay a buyer's agent commission, I would then require a commission to be paid by the buyer at closing. This amount is generally included in your loan as part of the closing costs. However, such situations are rare, as most sellers are willing to pay the agents involved in the transaction.

Even if a buyer-paid commission is necessary, we can negotiate it way lower than a listing agreement commission, which includes advertising and marketing expenses. The exact commission is negotiable and outlined in the Buyer Agency Agreement, a new requirement of the Tennessee REALTOR® forms. This requirement ensures transparency and clarity for agents assisting buyers.
